37、e for restoration and bear all expenses and related liabilities.12.2乙方应依据本合同第六、七、八条的规定按时缴纳租金及各项相关费用。Party B shall pay the rent and other fees pursuant to Clauses 6， 7， and 8 on time.12.3乙方应按本合同的规定合理运用房屋，并保持房屋的清洁。Party B shall reasonably use the Premises as provided hereunder and keep it clean.12.4未得
38、到甲方及大厦管理机构的事先同意，乙方不得在窗外、外墙、公共走廊墙面、电梯间及其它共用区域悬挂、张贴、附置或以其它方式放置任何广告、标识、招贴或其它资料。Party B shall not hang， affix， or display any advertisement， signboard， poster or any other materials on outside window， outside wall， public aisle wall， elevator or other public area without the prior consents of Party A an
39、d Management Department.12.5 乙方在承租期内不得将全部或部分房屋转租、分租或借予第三方。During the lease term ， Party B shall not sub-let or assign the lease to any third party.12.6 乙方在其经营活动中，不得宣称或令顾客误认为其与甲方关系属合作、合营、合伙、联营或关联企业关系。Party B shall not represent or otherwise mislead the customers that it has any cooperation， joint ope
40、ration， partnership or affiliation relation with Party A during its operation.12.7乙方应自行获得依据法律法规和政府有关部门规定应具备的全部许可、批准和证照，保证其营业活动的合法性。Party B shall be responsible for obtaining all approvals， consents and licenses required by laws to ensure that its operation is legal.12.8乙方应自行担当由于乙方工商注册、税务登记、迁址等行为所产生的
41、税、费。Party B shall be responsible for any and all taxes， fees and expenses incurred for its industrial and taxation registrations and moving into the Premises.12.9对于第三方因乙方对其造成或在房屋内发生的人身损害或经济损失而提出的索赔，乙方应自行负责并保证甲方免于此类索赔。如甲方因此类索赔而遭遇损失，乙方保证进行赔偿。Party B shall be responsible for and hold Party A harmless a
42、gainst any claims raised by the customers for any personal injury and economic losses caused to the customers by Party B or caused in the Premises. 43、t keep or store in the Premises any flammable or explosive substances or other dangerous substances.12.11乙方应严格遵守甲方和/或大厦物业管理机构制定并时常修改的大厦全部管理规定。Party B shall strictly comply with all rules made and amended from time to time by Party and/or the Management Department.12.12 乙方不得在房屋内从事任何违法活动。Party B shall
44、 not carry out any illegal activity in the Premises.12.13乙方不得将房屋用于除办公以外的用途。Party B shall not use the Premises for any purpose other than as office.12.14若乙方以租赁房屋作为其公司注册地址时，乙方应在租赁合同终止后15日内办理地址注销登记手续，乙方逾期办理的，应每日按月租金千分之三的标准向甲方支付滞纳金，造成甲方损失的，应予以赔偿。If the Premises is used as companys registered address of
