1、住宅工程质量常见问题专项治理技术措施管理措施:1.公司严格按照工程建设施工企业质量管理标准GB50430的规定,建立健全企业质量保证体系,建立企业内部质量监督检查和考核机制,对企业所承揽的各项工程项目的施工进行全过程的质量管理。2.按照关于在全市住宅工程建设中推行样板施工作业方法的通知文件要求,工程开工时,每个工程都要在施工现场制作样板间或样板示范区,以施工样板引路,指导施工作业人员严格按标准化实施作业。3.对易发生常见问题的分项工程、关键工序和关键部位,各项目技术负责人要对施工人员进行技术交底;现场质量检查员应加强施工过程的质量检查,不符合要求的检验批、分项工程不得验收和进入下道工序施工。4
2、.认真做好检验批、分项、分部工程验收工作。严格材料进场的质量验收,不符合设计和产品标准要求的材料严禁使用到工程上。特别要加强工序与工序之间检验批的质量验收,保证分项、分部工程到达合格标准。在工程施工中,严格执行工程质量常见问题防治技术措施,使工程质量常见问题得到有效的治理。技术措施:根据工程施工特点,编制工程质量常见问题预防技术措施:一、屋面渗漏原因分析:1.保温层厚度不够,找平层水泥砂浆配比不准确,强度不足找平层压光不实,养护不好,面层酥松、起砂、起皮等。2.找平层不做界格,不留通气道、通气口。3.屋面坡度小特别是女儿墙根部、天沟和泄水口处。4.突出屋面的烟囱、管道、上人孔、变形缝、高低跨处
3、、女儿墙根部弧度不好,泛水高度不够,防水卷材封口不好。5.部分工程女儿墙、高低跨处仍采用留挑檐泛水老做法。6.屋面防水层厚度不够。预防措施:1.所用原材料应符合国家规定标准和施工标准要求。2.保温层厚度必须符合设计要求,假设设计无要求时,保温层最薄处女儿墙部位、泄水口部位不能小于100mm,应用块状保温材料,不允许用现场珍珠岩的做法。3.找平层水泥砂浆要严格控制水泥用量,水泥与砂的比例不能大于 13,找平层要适时压实、压光,并及时养护,养护时要有保湿措施,抹找平层时要留置分格缝,缝宽为20mm,分格缝间做排气道时宜为30-40mm,排气道间距为6m纵横设置,相互文档编码:CZ2D4K10R6F

11、面弧,不得出现直角。泛水高度不得小于250mm,防水材料要埋入凹槽内固定密封,墙体为砼时,收头可用金属压条钉压牢固,凹槽抹灰时,要预先抹 1-2 次厚与女儿墙立面抹灰一次成活,抹到凹槽下平,不得先抹女儿墙灰,再抹堵凹槽灰,以免形成水平裂缝。突出层面的管根部位防水材料高度不宜小于 250mm,封口处要用金属箍固定,变形缝包括伸缩缝、沉降缝和抗震缝,三者做法基本相同,装饰前要认真清理变形缝内的杂物,清理感觉后,变形缝内宜填充泡沫塑料或沥青麻丝,并用防水材料封盖,顶部加扣混凝土盖板或金属盖板,金属盖板加工时咬口,并充分考虑变形缝的大小留置变形补偿。文档编码:CZ2D4K10R6F5 HT1U8Y8E

26、文档编码:CZ2D4K10R6F5 HT1U8Y8E1Z1 ZE7Q7S8H8S42.选择符合要求的土料回填;按所选用的压实机械性能;通过实验确定含水量控制范围内,每层铺土厚度、压实遍数、机械行驶速度;严格进行水平分层回填、压夯实;加强现场检验,使其到达要求的密实度。3.回填前,将槽中积水排净;淤泥、松土、杂物清理干净;回填土按要求采取严格分层填、夯实;控制土料中不得含有直径大于 5cm 的土块,及较多的干土块;严禁用水沉法回填土。三、楼地面空鼓裂形成原因及预防措施:1.由于铺细石混凝土之前基层不干净。如有水泥浆皮及油污,或刷水泥浆结合层时面积过大用扫帚扫、甩浆等都易导致面层空鼓。2.由于混凝
