12、ing Island,improve the general structure,and provide comments on integral development and environment improvement.The integral development will be performed for the island.Fully consider the positioning and strategy of short-term,middle-term and long term development.The short term development will
13、protect agriculture,the middle term development will promote tourism agriculture,and long term development will direct the transformation of agriculture.These stages provide opportunity for the existence and growth of agricultural environment.Balance the relation of development and protection accord
14、ing to sustainability,particularly the relation of Qing Cao Sha and the site.The measures of environmental protection and water protection will be provided.The balance of work,live and ecology will be achieved for the goal of sustainability.Fully consider the development potential in the master plan
15、ning,ensure the competitive power of the local industries,and the permanent protective area will be finalized.Analyze the positioning and development method of support industries.See conceptual design.The manufacturing of ship pieces will support the short-term development,the new office will suppor
16、t the middle-term development,and tourism in the theme of“ship”will support the long term development.According to the existing situations,provide the urban development forms,particularly the residential forms focusing on different target market.Fully use the waterfront landscape to create a ship co

18、态技术利用等方面的问题和措施。A:开发建设区尽可能集中以达到功能分享、节约用地及避免破坏生态保护区的目的。以推进长兴岛城乡一体化发展为规划目标，优化岛域整体空间结构，提出对城乡协调建设、农村环境整治等方面的措施和途径。A:岛区建设应整体规划布局，充份考虑短中长期之开发定位及开发策略。短期应保护农村产业，中期推动观光农业，远期应辅导农业转型，农村环境分阶段得以有不同生存及成长改善的机会。以可持续发展为基本原则，处理好长兴岛开发与保护之间的关系，尤其是青草沙水源保护区与开发建设区之间的关系，提出在开发的同时对于环境保护、水体保护等方面的具体措施和建议。A:为能持续发展，规划应达到生产、生活及生态平

29、nt urban environment which will have a sense of place and purpose.It represents the future of China,a community which has excellent transportation underpinnings,a dynamic public realm,a flexible development strategy which will accommodate a wide range of uses and creates a community which is lasting
30、 and Tran generational.Our community is based upon the following concepts.Our community is a civic place.The rail station is the gateway to the community and creates civic spirit and sense of place.The creation of public plazas and cultural building is an important element of our masterplan as they
31、are timeless in their design.Our community is people oriented,Our masterplanned community is designed to accommodate a five minute walk.Each node,park or openspace is designed to create linkages for five minute walking distance for all residents of the community.Create a dynamic waterfront,People en

48、的其中一部分，为街心绿地公共开放空间。因此该地块的景观设计应该与东西向主轴线上各块绿地统一设计。A、B地块为办公用地，拟建设高层办公楼，利用其高耸的体量、独特的造型和鲜明的形象限定出主干道凤浜路的沿街景观。办公楼顶层3层作为餐厅和机房用途。宽10米面向南面街心绿地的大退台不仅有助于塑造建筑修长的体型，也为餐厅提供宽阔的室外活动空间与开阔的景观视野。办公楼的人行主入口设置在南面，由硬地广场连接沿街绿地，延伸至楼高3层的入口大厅。A、B地块之间的弧形道路在限定半圆形绿地形成办公区入口门户空间的同时，还减缓了从主干道上分流而来的机动车车速，有利于创造安静怡人的办公场所。相较于A、B地块，D地块为商住
49、混合用地。地块以北主要是以硬质铺地为主的步行区域，拟规划为城市主干道一侧的商业步行街，沿街建筑底层设置骑楼走廊，有利于雨天与夏季商业活动的进行。北侧一排为3层商铺，南面住宅高10层，中间隔以12米服务间距，南北建筑利用空中走廊连接。商铺屋顶可作为屋顶花园供住户或顾客使用。南低北高的布局能使原本处于日照与通风劣势的住宅北立面获得了最大程度的景观优势，使主轴线的绿色景观通过屋顶花园延伸至室内。A、B地块的办公建筑建议使用冷色调的玻璃和钢材，在表现办公建筑简洁、高效的形象的同时最大限度地享受南面的景观。考虑到节省能源和岛上风力资源丰富的特点，建筑外立面可以适当设置百页与通风口进行隔热与自然通风。D地
50、块的骑楼走廊、退台和屋顶花园均可削弱高层住宅对沿街步行空间的局促感，利于形成舒适的步行购物空间。商业建筑宜为灰色调，便于与将来各种颜色的广告牌互相协调。住宅北立面则可以尝试有大面积的开窗以引入北面的绿地与步行街景观。Parcel 1The site will be divided into four area:A,B,C and D.Parcel C is located on landscaped axis on primary artery in Zhenxi area,which provides open green in street.Therefore,the landscape
