1、20XX年物业管理处客服主管工作总结及20XX年工作计划 20XX年物业管理处客服主管工作总结及20XX年工作计划提要:物管处始终贯彻业主至上的原则精神,根据小区的实际情况,在搞好服务的同时理顺完善管理工作,使小区前期物业管理工作逐步走上规范化更多精品源 20XX年物业管理处客服主管工作总结及20XX年工作计划“z上院”物业管理处于20XX年 7 月份成立,在近半年的时间里,物管处始终贯彻业主至上的原则精神,根据小区的实际情况,在搞好服务的同时理顺完善管理工作,使小区前期物业管理工作逐步走上规范化的轨道,现将本部门成立以来的物业主管的工作总结如下:一、日常工作目标的完成情况(一)业主入住前期物

2、业管理工作。1.熟悉小区各项设施、设备的施工情况,配合工程部做好各项施工的验收;2.根据小区实际情况,完成工作预案,做好成品保护工作。完成了小区各项管理工作预案,如:物业收楼流程,车辆管理方案,治安管理方案,装修管理方案,报修工作流程等。学习资料总结-名师归纳欢迎下载-欢迎下载 名师归纳-第 1 页,共 6 页 -3.配合销售部的售楼工作;为了配合销售工作,一方面做好物业接管工作,另一方面由客服人员耐心解答客户关于物业管理方面的疑问,同时安排保洁做好现场的保洁服务,保安进行24 小时站军姿服务,保持了良好的精神风貌。4.搞好业主入住前期准备工作,整理入住资料和各类协议及管理规定,顺利完成交房工

3、作;针对小区的实际情况,合理制定了办理入住手续的流程和岗位,设置了业主入住须知,装修须知,装修手续办理流程图,使交房工作顺利进行,目前 z 底商办理入住8 户,写字楼已全部投入使用。(二)房屋管理 z写字楼和z 上院的各施工单位陆续交工,物业管理处配合工程部做了竣工验收工作,共进行了20 多次验收,对不合格项进行书面汇总,跟进施工方的整改,并对存在的问题进行备案。为了完善此项工作,建立了房屋管理档案,制定了房屋管理制度,编制了的管理计划,并责任到人定期检查。z 写字楼现已使用,装修无破坏,外观统一,无危害房屋结构的行为。(三)公共设施、设备的管理对已开始使用的z 写字楼,在公共设施、设备的管理

28、二、存在的问题和教训虽然,我们在半年的工作中取得了一定成绩,但还有很多需要完善与加强的地方。第一、管理和服务人员整体素质不高,服务意识不强,各方面考虑不全面,实际处理事务的能力还有待提高;第二,与业主的沟通不够,了解不足。第三,设备、设施管理力度还需加强。针对以上几个问题,在20XX年的工作中,将吸取经验与教训,努力提高员工的业主技能与管理水平,把工作做得更好。三、20XX年工作计划(一)部门管理方面:整合管理处的资源,培训员工的工作技能,推行考核机制,强化全员的竞争意识。对部门内各岗位职责进行细化,明确责任和权利,避免工作中出现死角,把服务工作做精做细。在确保各班组管理质量稳步提升的基础上,
