10、通知乙方,乙方应积极协助和配合。因甲方不及时履行合同约定的维修、养护责任、致使该房屋发生损坏,造成乙方财产或人身伤害的,甲方应承担赔偿责任。因乙方阻挠甲方进行维修而产生的后果,则概由乙方负责。十、乙方如需对房屋进行改装修或增扩设备时,应事先征得甲方的书面同意,并按规定向有关部门输申报手续后,方可进行。十一、如因不可抗力原因而使所租房及其设备损坏,双方互不承担责任。十二、租赁期间内,甲方如需转让或抵押该房屋,应提前壹个月通知乙方。同等条件下,乙方有优先受让权。十三、租赁期内,乙方有下列行为之一的,甲方有权终止本合同,收回该房屋,由此而造成损失的,乙方应予以赔偿:1.擅自改变本合同规定的租赁用途,

18、ZF5U7D5Y9R7本文格式为word 版下载后可任意编辑第4页,共 5页逾期不交房屋的,则每逾期壹拾天应向乙方支付原日租金贰倍的违约金。十五、租赁期内,甲方承诺不提前收回该房屋,若甲方强行提前收回该房屋的,甲方应按月租金的贰倍支付乙方违约金;若乙方需要提前终止合同,则应提早壹个月以书面方式通知甲方。乙方未经甲方同意而中途擅自退租的,乙方应按月租金的贰倍向甲方支付违约金。十六、租赁期满,甲方有权收回全部出租房屋。乙方如需继续租用的,应提前壹个月向甲方提出书面意向,经甲方同意后,重新签订租赁合同,并按规定重新办理房屋租赁登记。同等条件下,乙方有优先租赁权。十七、租赁期满,乙方应如期归还该房屋。

19、如乙方逾期不归还的,则每逾期一天应向甲方支付原日租金贰倍的违约金。十八、本合同经甲、乙双方签署后,双方应按规定向_市房地产管理局申请登记,领榷房屋租赁证,除双方另有约定除外。十九、租赁期内,乙方在征得甲方书面同意的基础上,可将租赁房屋的部分或全部转租给他人,并应签订转租合同,该合同经甲方签署同意意见,按有关规定办理登记手续,领榷房屋租赁证后,方可转租。二十、合同发生争议,解决方式由当事人约定从下列两种方式中选择一种(即在 1 或 2 中打“”,未打“”的,按选择1 对待):1.因履行本合同发生的争议,由当事人协商解决,协商不成的,提交杭州仲裁委员会仲裁;文档编码:CN2F7C3R10J1 HI
