18、章来源网络整理,仅供参考学习确保受让人继续履行本合同。在同等受让条件下,乙方对本出租物享有优先购买权。第七条专用设施、场地的维修、保养 7.1乙方在租赁期限享有租赁物所属设施的专用权。乙方应负责租赁物内专用设施的维护、保养、年审,并保证在本合同终止时专用设施以可靠运行状态随同租赁物归还甲方。甲方对此有检查监督权。7.2乙方对租赁物附属设计负有妥善使用及维护之现,对各种可能出现的故障和危险应及时消除,以避免一切可能发生的隐患。7.3乙方在租赁期限内应爱护租赁物,因乙方使用不当造成租赁物损坏,乙方应负责维修,费用由乙方承担。第八条防火安全 8.1乙方在租赁期间须严格遵守执行 中华人民共和国消防条例

26、参考学习甲方有权于双方同意的合理时间内检查租赁物的防火安全,但应事先给乙方书面通知。乙方不得无理拒绝或延迟给予同意。第九条保险责任在租赁期限内,甲方负责购买租赁物的保险,乙方负责购买租赁物内乙方的财产及其它必要的保险(包括责任险)。若甲乙各方未购买上述保险,由此而产生的所有赔偿及责任分别由甲乙各方自行承担。第十条物业管理 10.1 乙方在租赁期满或合同提前终止时,应于租赁期满之日或提前终止之日将租赁物清扫干净,搬迁完毕,并将租赁物交还给甲方。如乙方归还租赁物时不清理杂物,则甲方对清理该杂物所产生的费用由乙方负责。10.2 乙方在使用租赁物时必须遵守中华人民共和国的法律、深圳市法规以及甲方有关租

34、源网络整理,仅供参考学习可对该部分方案提出异议,乙方应予以修改。改建、装修费用由乙方承担。11.2如乙方的装修、改建方案可能对租赁物主结构造成影响的,则应经甲方及原设计单位书面同意后方能进行。第十二条租赁物的转租经甲方书面同意后,乙方方可将租赁物的部分面积转租,但转租部分的管理工作由乙方负责,包括向转租户收取租金等。本合同规定的甲乙双方的责任和权利不因乙方转租顼改变。如发生转租行为,乙方必须遵守下列条款:1、转租期限不得超过乙方对甲方的承租期限;2、转租租赁物的用途不得超出本合同第一条规定的用途;3、乙方应在转租约中列明,倘乙方提前终止本合同,乙方与转租户的转租租约应同时终止。4、乙方须要求转

42、F7A4N57/12文章来源网络整理,仅供参考学习第十三条提前终止合同 13.1在租赁期限内,若遇乙方欠交租金或物业管理费超过一个月,甲方在书面通知乙方交纳欠款之日起五日内,乙方未支付有关款项,甲方有权停止乙方使用租赁物内的有关设施,由此造成的一切损失(包括但不限于乙方及受转租户的损失)由乙方全部承担。若遇乙方欠交租金或物业管理费超过二个月,甲方有权提前解除本合同,并按本条第 2 款的规定执行。在甲方以传真或信函等书面方式通知乙方(包括受转租人)之日起,本合同自动终止。甲方有权留置乙方租赁物内的财产(包括受转租人的财产)并在解除合同的书面通知发出之日起五日后,方将申请拍卖留置的财产用于抵偿乙方
