1、杭州君豪物业服务有限公司物业服务项目交接查验分类目录本次物业移交工作,由物管公司向本小区业主委员会移交下列资料,经双方签字确认后视为移交成功,具体分类目录如下:档案类1)业主档案(包括文档和电子档),对文档的内容根据目录进行仔细核对,与电子档的业主信息做到准确无误(包括业主成员、面积、联系方式、车位等);2)小区固定资产清单;3)业主入住资料:包括入住通知书、入住登记表、身份证复印件、相片;4)房屋装修资料:包括装修申请表、装修验收表、装修图纸、消防审批、验收报告、违章记录等;5)各类值班记录、设备维修记录、水质化验报告等各类服务质量的原始记录;6)其他需要移交的档案资料;7)物管公司在管理过

2、程中产生的重要质量记录。财务类1)物业服务费收缴明细表;2)停车费收缴明细表;杭州君豪物业服务有限公司3)水电抄表记录及费用代收代缴明细表;4)其他有偿服务费用的收取和支出明细表;5)维修资金的收取、使用和结存明细表;6)已收取的各类押金统计表;7)欠收款项统计表;8)待付费用统计表;9)债务统计表;10)维修资金使用审批资料及记录;11)对小区公共部位水、电、气表进行抄表,进行费用核算;12)对收取的其他费用仔细核算,提前代收的应退还业主;13)其他需移交的各类财务表格或清单。合同协议类1)自来水接入工程施工合同;2)永久性用电工程的施工合同及附属资料;3)变配电设备运行维护协议;4)集体民
