35、施工索赔工作 ( d ) do well construction claim work作为建设单位,加强索赔控制,应加强关键环节的管理和控制,避免由于主观人为因素造成施工单位索赔;做好施工过程中各种现场记录、报表、日志、会议纪要、备忘、签收手续、监理通知、进度记录、验收资料、工程照片等可作为索赔和反索赔证据的资料收集、整理工作;公正、合理、及时地处理索赔的发生,避免产生更大的索赔损失;依据招投标文件、合同文件、国家的法律、法规、规范标准等,有理有节地进行反索赔。 As the construction unit, strengthen the claim control, should st

39、ity, the amount of calculation of engineering cost should be calculated accurately.四、竣工阶段的造价管理 D, the completion of the cost management竣工阶段是控制工程总造价的一个关键环节,在工程结束阶段,建设单位要对整个建设项目进行一次综合性评价,也是对该项目工程造价的总结。一方面总结在整个项目建设期全过程管理造价的经验,另一方面分析在控制造价方面的不足,尽可能找出因主观原因而影响全过程造价管理的因素,并加以克服。影响工程造价的主要因素有:在结算的编审过程中由于编审人员所处

40、的地位、立场不同、目的不同,而且编审人员的工作水平不同的差异也会影响对工程造价的估算。针对这一阶段,我们可采取以下措施对工程项目进行造价管理: Completion stage is a key link to control the total cost of the project, at the conclusion of the project phase, the construction unit shall conduct a comprehensive evaluation of the whole construction project, but also on the c

43、n take the following measures for cost management of Engineering projects:(一)搜集、整理好竣工资料 ( a ) to collect, organize the completion data竣工资料包括:工程竣工图、设计变更通知、各种签证,主材的合格证、单价等。 The completion data including: Project as-built drawings, design change notice, various visas, material certificate, unit price.(

44、二)深入工地,全面掌握工程实况 ( two ) into the site, to fully grasp the truth预算员在工程量计算阶段必须要深入工地现场核对、丈量、记录才能准确无误。 Budget calculation stage must be in-depth site check, measure, record can be accurate in the engineering quantity.(三)熟悉掌握专业知识、讲究职业道德 ( three ) familiar with professional knowledge, pay attention to occ

45、upation moral预算人员不仅要全面熟悉定额计算,掌握上级下达的各种费用文件还要全面了解工程预算定额的组成,以便进行定额的换算和增补。同时还要掌握一定的施工规范与建筑构造方面的知识。The staff should not only fully familiar with the budget quota calculation, master various cost files from the superior to a comprehensive understanding of engineering budget quota, quota and supplement for the conversion.
