Party A agrees to sell and convey the real estate located at t together with house

The property sale contract No. is 0 1 and the receipt No. is 0 .2. Party A warrants that the ownership and four dire
4、ctions of the property are clear and that the situation of the property is in conformity with the designation of the property ownership certificate and land use right certificate. Party A also warrants that the property ownership title is free and clear of any dispute. Should there be any dispute ov
5、er the property ownership or unsettled debt, Party A shall take full responsibility to deal with it and bear civil liability. Party A shall also compensate Party B for the economic loss caused by the said dispute. 3. Being acquainted with the property sold by Party A, Party B is willing to purchase
6、the property. Article 2 Price of the property and other expenses 1. Both parties agree that the unit price of the property is RMB /and the total price of the property is RMB (say RMB ).2. The aggregate price of the property keeps the same if there is any difference between actual sold area and regis
7、tered area.Article 3 Payment modeThe property is forward delivery housing on loan. Both parties agree that Party B shall pay off the price one time before and the remaining loan shall be paid by Party A. 8、inished and Party B shall bear related expenses produced during the transaction.Article 4 Handover of the propertyParty A shall transfer the house to Party B within_ days after both parties handle the title transfer with the real estate administration bureau, exchange office. 9、yed due to force majeaure, the handover time limit may be prolonged according to real situation.Article 5 Breaching liabilities 1. If breaching the contract, Party A shall return double the deposit to Party B; Party B has no right to ask for refunding the dopiest if he or she breaches the contract.2
10、. Both parties cant cancel the contract if it comes into effect. Any party who terminates the contract unilaterally will be regarded as breaching the contract.3. Both parties shall work together to go through procedures with real estate exchange office (real estate development company), or else, eit
11、her of them may be regarded as breaching the contract and take liabilities.Article 6 Resolving disputes friendlyAny dispute arising during the carrying out of the contract shall be resolved by negotiation. If negotiation fails, either party may sue to the Peoples Court of the place where the propert

Matters not mentioned herein may be negotiated separately by both parties and the complementary protocols are of equal validity.2.
